MMDC offers in-house guidance and support to help developers work through their project — from project assessments to providing market study data to pro forma assistance to thinking through a critical design and impact-oriented lens.

Neighborhood Profiles
In service to the distinct neighborhoods within the Medical District, MMDC creates presentations in the form of “neighborhood snapshots” that assess current conditions and opportunities for each community.
The Edge District
MMDC Form Book

The MMDC Form Book is a resource of architectural guidelines and designs for use in real estate development in the neighborhoods of the Memphis Medical District. The Form Book provides a series of designs across multiple typologies to help developers and community members build and replicate quality housing.

Retail Market Study
This retail market study provides projected supportable retail development by industry type within the Medical District. Completed August 3, 2020.
RESIDENTIAL ANALYSIS
This residential analysis provides a comprehensive look at the housing market, demographics, and workforce of the Memphis Medical District. Completed October 7, 2022.
Financing Tools
Pre-Development Grants
MMDC offers a pre-development grant program - our “SEED” fund - that takes back-of-the-napkin ideas into reality. Developers and businesses interested in investing in the Medical District may apply for up to $5,000 to assist in the development of architectural renderings, pro forma analysis, and other pre-development activities.

"GROW" Capital Fund
MMDC's internally-managed “GROW” fund provides low-cost capital for pre-development and due diligence activities with investment sizes ranging from $30K-$250K.

IMPROVEMENT Grants
MMDC Improvement Grants offer up to $15K per project for a variety of improvements for commercial, mixed-use, and multi-family residential property. Both tenants and property owners are eligible for up to $7,500/per to assist in the development and completion of projects.

"BUILD" Capital Fund
The “BUILD” fund is a partnership with Pathway Lending (as well as additional banking and philanthropic partners) that can inject between $250K-$3M into projects for construction, mezzanine, and gap financing that help bring projects to fruition.
